We confirm the property exists, matches the description we have, and sits where it is said to sit.

Ownership information

We review the ownership information made available to us by the seller, developer or landowner.

Site inspection

A member of our team physically visits the property before it is listed — we do not list from photographs alone.

Document review

Available title and property documents are reviewed for completeness ahead of any transaction.

Location confirmation

We confirm boundaries, access road and district against available records where relevant.

Development status

For off-plan or in-progress developments, we record the actual construction stage at the time of listing.

Relevant professional checks

Where a transaction requires a formal search or survey, this is carried out by an appropriately registered surveyor or lawyer — not by our architectural team.

Transaction documentation

Every agreed sale, lease or rental is put in writing before money changes hands.

Legal review where required

Higher-value or more complex transactions are reviewed by a property lawyer before completion.

WHAT "VERIFIED" MEANS ON OUR LISTINGS

We only mark a property "Verified" once our team has actually completed the applicable steps above for that specific property. A property without the badge simply hasn't finished this process yet — it doesn't mean something is wrong with it, and we'll always tell you honestly where a listing stands.
